As the listing agent, I can say I have spent a great deal of time at this lot, thinning out the tress and brush, and am at the lot at least once per week, sometimes more, checking on things. It's a beautiful and special place. It's peaceful. The views are really awesome. When you hike down to the water, it's simply beautiful. Personally, if this land was my own, I'd immediately build a home and driveway near the road front, make my back yard into a spectacular garden, and would improve the already present hiking trail. I would put gravel or river rocks at the big flat space near the bottom, with a little fire pit, and a bunch of lounging chairs. I build the longest, biggest dock/pier that TVA would allow me a footprint for. I'd strategically open up the trees to maximize my views, while attempting to keep the dogwoods, and other smaller trees in place and well mulched. I'd fill the gully with river rocks and/or gravel and make it another hikeable trail, and explore trying to turn it into a driveway in the future, and maybe put a little tree house style swinging bring through it's breezeway as many folks have creatively done in Sevierville and Pigeon Forge, places famous for their cabins, tree houses, and swinging bridges. I would make this property an experience. It's the best of all worlds (town convenience, flat yard space, hiking, water access, parks and ramps nearby, views, everything). Again, these are things I would explore trying to do. Any property development is dependent upon final approval from all appropriate authorities regarding soil, permits, construction, zoning, etc. It would make a really cool AirBNB Luxurry experience as well, potentially, considering those a generally welcomed in this region. Zoning states on the phone today that they are working on a big set of projects all along Skyline to improve the beauty of the yards throoughout it. Ask me for more details.
